Regional Manager

Responsibilites:

Property (Asset) Management:

• Successfully manage & maintain a diverse portfolio of communities (HUD, RD, LIHTC, Conventional). • Conducts physical property inspections including critical pre-agency (OHFA, HUD, RD, REAC, etc.) inspections and curb appeal are performed. • Conducts random file reviews whenever visiting a site and completes the Regional Manager checklist on every visit. • Attend all property inspections and reviews (Assisted Housing, Rural Development, OCCH, OHFA, REAC, etc.). Provide timely response(s) to all findings/deficiencies. • Works with site team members to ensure that properties are leased at or above market occupancy (<97%) and rent levels are maintained and increased based on owner and agency guidelines. • Works with site team to ensure property marketing is current, accurate, relevant, legal and at its greatest effectiveness.• Assists the property management, maintenance and leasing team members in making strategic changes to increase income, decrease expenses and grow net operating income. • Assists all site team members in understanding and achieving fiscal and physical goals through reviews of monthly, quarterly and annual operating and financial reports/budgets. Day-to-day, preventive and emergency maintenance and inspections are preformed according to Fairfield Homes, Inc. guidelines. • Ensures adherence to all Fairfield Homes, Inc. policies and procedures by the Property Managers down through the teams including all forms, leases, and other documents deemed standard for Fairfield Homes, Inc. • Provides direct and indirect coordination of on-site employee training and certification including Realpage property management software. • Reinforce company values in all property operations.• Travel throughout the region is required, as well as occasional travel to corporate office in Lancaster, OH. • Responsible for the financial management of each property: Review, maintain, and adhere to property budget(s), review and approve all property purchases with adherence to the expense budget, including pre-approval of replacement reserve request items, propose rent increases as deemed necessary, and capital improvements. • Appropriately resolve escalated complaints from residents, conduct informal hearings for denied applicants, review all Reasonable Accommodation Requests and forward for approval. • Communicate effectively with owners, residents, prospective residents, vendors and other Fairfield Homes associates, as set forth by the standards of Fairfield Homes, Inc.

Staff Development:

• Responsible for coaching, developing, and supervising site staff. • Ensure that all new staff members, in assigned region, are trained to the standards set forth by Fairfield Homes, Inc. • Work closely with Community Managers to ensure implementation and execution of all corporate policies and procedures

Corporate Responsibilities:

• Visit corporate office a minimum of once bi-weekly. • Participate in and prepare for scheduled 1:1 meetings with Director of Property Management

Team Responsibilities:

• Prepare for and participate in scheduled Regional Meetings. • Prepare for and hold regional team meetings with all site team members at least quarterly. • Work respectfully and collaboratively with construction and development departments regarding new acquisitions and rehabilitation of existing properties. • Assist Director of Property Management and Compliance Director with policy and procedure changes/revisions

• Experience in supervision, training, and development of team members in the areas of property management, maintenance, health & Safety, customer service, communication, and teamwork. • Ability to make quick decisions based on the business objectives of the property and organization. • Open to and competent in implementing changes within the organization. • Accountable to responding to all voice mails, e-mails, and text messages within 24 hours or less. • Organized and detail-oriented. • Adhere to company culture of respect, support, teamwork and collaboration in the growth & development of staff, residents, and the organization. • Fiscal Accountability

Supervisory Responsibilities:

• The Regional Manager will assist in hiring, training, and supporting Community Managers, Office Assistants, Maintenance Technicians, Housekeepers and Groundskeepers.

Qualifications :

• Have related formal training, certification/s, degree or equivalent Five years of residential property management experience. HUD, Rural Development, LIHTC experience a plus. • Must be able to thoroughly understand the financial aspects of operating and maintaining a multi-site portfolio. • Experience managing up to 900 units within a multi-site region and effectively manage remote staff and portfolio. • Superior budget experience, can interpret, make assumptions, and create property budgets in macro detail while maintaining sites fiscal and physical sustainability. • Experience working on multiple projects within a team environment. Must have a strong, positive, motivational leadership style in managing multiple teams to success. • Experience managing/supervising 20+ employees. • Should have knowledge, experience, and understanding in the areas of property maintenance, capital improvements, vendor management, preventive maintenance, health and Safety (MSDS/OSHA), and manage acquisition rehab projects. • Experience using computer software, including the Microsoft Office Suite and Property Management Software. Realpage is a plus. • Minimum of 2-3 years’ experience in Multifamily Housing as a Regional Property Manager, Assistant Regional Property Manager or equivalent.
