Duties

• Works with multiple properties within the assigned portfolio. • Researches, reviews, and approves applicants for properties having tax credit low income, subsidized, RD, or other housing programs. • Tracks and initiates annual certification of assigned communities. • Provides support to managers by answering certification questions, notifying managers of errors, and helping with problem verifications and certifications. • Responsible for providing training on an as needed basis • Some travel required.

Qualifications

Regional Manager

Responsibilites:

Property (Asset) Management:

•  Successfully manage a diverse portfolio of communities • Responsible for developing and managing individual site business plans (compliance goals, staffing, asset quality, financial goals and objectives) • Thorough understanding and analysis of the overall makeup and status of each property: strengths, weaknesses and opportunities • Responsible for the financial management of each property: Review, maintain, and adhere to property budget(s), review and approve all property purchases with adherence to the expense budget, including pre-approval of replacement reserve request items, propose rent increases as deemed necessary •  Responsible for the timely preparation of rent ready apartments, with assistance from the Community Manager and Maintenance Technician  •  Appropriately resolve escalated complaints from residents • Review and approve Reasonable Accommodation requests • Visit properties a minimum of twice per month • Attend all property inspections and reviews (Assisted Housing, Rural Development, OCCH, OHFA, REAC, etc.). Provide timely response(s) to all findings/deficiencies • Conduct informal hearings for denied applicants • Communicate effectively with owners, residents, prospective residents, vendors and other Fairfield Homes associates, as set forth by the standards of Fairfield Homes, Inc.  •  Manage the process of maintaining minimum 97% occupancy rate on all properties in portfolio • Review rent rolls and financial statements on a monthly basis

Staff Development:

• Responsible for coaching, developing, and supervising site staff • Ensure that all new staff members, in assigned region, are trained to the standards set forth by Fairfield Homes, Inc.• Work closely with Community Managers to ensure implementation and execution of all corporate policies and procedures

Corporate Responsibilities:

•  Visit corporate office a minimum of once per week • Participate in and prepare for scheduled 1:1 meetings with Director of Property Management

Team Responsibilities:

• Prepare for and participate in scheduled Regional Meetings • Work respectfully and collaboratively with construction and development departments regarding new acquisitions and rehabilitation of existing properties • Assist Director of Property Management with policy and procedure changes/revisions

• Five years of residental property management • Must effectively manage properties and staff remotely • Ability to read financial statements, participate in the creation of budgets, perform within a budget, and hold Managers fiscally accountable • Understanding of affordable housing programs, including HUD, Rural Development, Low-Income Housing Tax Credit • Experience working on multiple projects withing a team environment • Professional written and verbal communications skills • Experience using computer software, including the Microsoft Office Suite and Property Mnaagement Software
