Fairfield Homes, Inc. successfully completes 100-unit renovation in Dayton!

Fairfield Homes is proud to continue its commitment to building community through the revitalization of Stratford Place, a 100-unit affordable housing community serving senior and disabled residents. In partnership with the Ohio Housing Finance Agency (OHFA), the project was awarded 4% Low-Income Housing Tax Credits (LIHTC) along with bond gap financing (BGF), enabling significant property-wide renovations while preserving long-term housing affordability. The redevelopment will also achieve green building certification, reinforcing Fairfield Homes’ focus on sustainability and quality living environments.

The community-wide renovation has now been successfully completed in collaboration with Gorsuch Construction, Inc., Shremshock: Architects & Engineers, River Hills Bank, and the Ohio Department of Development. The project introduced comprehensive interior upgrades, including full unit reconfigurations down to the wood framing to create more open and functional layouts.

Residents now benefit from all-new plumbing, electrical systems, drywall, entry doors, and modern finishes such as LVT plank flooring, updated cabinetry, appliances, fixtures, and fresh paint. Additional enhancements include walk-in showers and the installation of energy-efficient mini-split ductless HVAC systems for improved comfort and climate control.

The project reflects Fairfield Homes’ mission in action, listening to resident feedback and delivering thoughtful improvements that enhance everyday living. We’re excited to host a grand re-opening celebration with our partners and residents this Summer!
