Our history

Frank GorsuchFounded in 1947 by the late Frank L. and Mary M. Gorsuch, Fairfield Homes, Inc. is recognized as a major developer of single family homes and subdivisions, commercial construction, historic restorations, multifamily housing and property management. From the late 40s well into the 60s, Fairfield Homes’ business was primarily focused on constructing quality single-family homes. When Frank L. Gorsuch passed in 1959, Mary Gorsuch would continue to lead the organization.

Mary GorsuchIn 1969, the company would grow into the second generation with Frank and Mary’s son, Leonard Gorsuch, as CEO. Leonard’s innovative spirit would expand the business into the development and management of multi-family housing. Fairfield Homes would grow to develop more than 70 multi-family communities and its’ Property Management division would manage more than 100 communities and 4700 units.  The organization has expanded to provide management services to four segments of the housing industry: Affordable Multi-Family Housing, Senior Housing, Permanent Supportive Housing and Conventional Multi-Family Housing. This diversity allows Fairfield Homes to apply its experience and expertise in the management of a variety of Affordable Housing programs at both the state and federal levels.

Leonard GorsuchTo better serve the needs of our commercial clients, Gorsuch Construction, Inc. was established in 1998. Born out of the Fairfield Homes focus on client services, the team at Gorsuch Construction takes great pride in their ability to combine quality construction with a nimble, and highly responsive approach to serving customers. The company’s expertise and achievements include development and construction of warehouses, multiple story senior and family apartment communities, office buildings, banks, nursing homes, recreation facilities, veterinary clinics, medical facilities, retail shops, law offices, hospice facilities, and numerous historic renovations.

Ten years later, in 2008, the family business grew again as Jennifer Gorsuch Walters became the third generation to join the company.

Our Story

Under Jennifer’s leadership, the management team utilizes their comprehensive knowledge of the regulations imposed by HUD, Rural Development, Assisted Housing Services Corporation, and Ohio Housing Finance Agency, as well as the requirements of our syndicator, Ohio Capital Corporation for Housing. A strong reputation and close working relationships with these regulatory agencies has allowed Fairfield Homes to successfully obtain management contracts for numerous apartment communities that are owned by other development firms. Today, Fairfield Homes is a Central Ohio leader in providing management services to affordable housing communities. We currently manage 113 HUD Section 8, Low Income Housing Tax Credit (LIHTC), Rural Development, and/or Conventional properties, consisting of over 4700 apartments within the state of Ohio. In order to adequately service these communities, Fairfield Homes employs a qualified staff of four Regional Managers, approximately 13 Area Community Managers, 12 Area Community Service Supervisors, 45 Community Managers, 45 Community Service Technicians, 19 Property Management Assistants and two members of the Compliance team.

Since its beginning in 1947, sister company Gorsuch Realty, Co. has been turning houses into homes. One of the oldest “independent” real estate offices in Fairfield County, the company’s real estate staff is comprised of 25 full-time agents, all committed to helping buyers and sellers with their real estate needs. Many of these agents also excel as leaders in the local real estate industry, with eight having served as President of the Lancaster Board of Realtors. Additionally, six Gorsuch Realty Co. Realtors have been recognized as “Realtor of the Year” by the Lancaster Board of Realtors (LBR) and the Ohio Association of Realtors (OAR).
